Guide in Making a Virtual Tour

Follow this step-by-step guide in creating a tour virtually using your phone.

The 360 Virtual Tour Camera

First, most platforms are compatible with apps or software like VTE. You can also use your Android camera’s photosphere mode. Similarly, Samsung phone users can use Surround Shot mode.

Showcasing the Feat

Then, choose a position where you think you can get the best view to showcase a part of the house. Stock Android cameras can work like other apps, too. You just tap the large orange icon and select ‘camera’. You will be guided through the process as long as you stay in your position. Your phone will automatically snap images when in position and you won’t need to press the shutter button on the screen.

In Stationary Position

Also, remember to hold your phone close to your body as you move around vertically. Follow the circle and dot that appears until both align. At the bottom, you will also see another circle tracking your panorama shot progress as you move it around from your stationary position.

360 virtual tour

Your phone will stitch the images together for an amazing 360 virtual tour.

It’s a Sphere

The initial vertical circle movement in the circle prompt is around your eye level. And since a 360-degree image means a sphere, you need to aim your camera up after finishing at the middle part of the scene. While moving your camera up toward the sky, move it in a circle twice. It will detect the parts that are not yet recorded. You should keep pointing your phone up and around until you fill the gaps.

Then, you can proceed aiming at the ground doing the same thing as you did earlier.

Location Services

If your app is using location services like most, you can grant the app with that privilege while using it. You can decide to upload using a Wi-Fi or your data plan in posting your photos.

Don’t lose your focus, the goal is to showcase great feats of your home listings. Make your panorama image as authentic as possible and avoid falsifying the look. Now, with an internet connection in place, you can post them anytime. Virtual Tour Easy works with all 360 cameras.

360 virtual tour

So, take a picture and create your online tour: a level higher than most. Just upload, link them together and save it, all in just 5 mins. Then, you can go and share them on your emails, website, messenger app, and social networks.

How Virtual Tours Highlight Your Vacation Rental's Stunning Features

How Virtual Tours Highlight Your Vacation Rental’s Stunning Features

Virtual Tours

Real estate started using this technology before the vacation rental industry started adapting it, says Jake Stewart. Stewart is a Senior Product Manager, Virtual Tours at Vrbo.

I’m sure you’ve heard about a quote “To see is to believe.” Then, your next vacation will be a walk in the park. Technology made a great impact on property purchases and rentals after introducing the technology of virtual tours. Vacation rental sites provide these tours to let their potential leads immerse in the property before they pursue buying.

Potential clients experience a simulation of a sequence of either still images or videos. The technology is not that new but applications made better through the years are available in the market.

Virtual Tour Potential

Virtual Tours Easy is the easiest and most efficient 360 virtual tour in the world featuring lots of features, hotspots, and audios. You just have to embed it on your website, share it via email or on social networking sites. The digital immersive experience is the primary selling point. It highlights your vacation rental’s stunning features with an impressive illustration, persuading your clients even better than just an image or two for travelers.

Duane Tornquist, Co-Founder of Artists of the Industry, says that virtual tour is just the beginning. You can use the mixed augmented reality to help clients save time and effort before they make a decision. Tornquist added that site visits can become an entirely new set of tools that the travel industry can showcase. Virtual tours are effective in emphasizing the good points of your vacation rental. Clients have the chance if they can imagine staying in your property.

Vacation Rental Virtual Tours

Vacation Rental VT is a 360-degree immersive tour viewing your vacation home. You’ve seen videos touring you home several times. Using this technology, the tour is in your clients’ control. It has a feature to let your leads navigate the property at their own pace, they won’t have to keep up with you or the videos. They can explore every corner of your home and get a better understanding of the amenities, layout and booking details.

Most vacation rental sites have already integrated their virtual tour feat with their listings, so clients don’t have to click off the site to start one.

According to John Banczak, CEO and Co-Founder of TurnKey, some guests might have concerns regarding accessibility. Travelers might have difficulty with stairs or any particular layout in the vacation home won’t waste both of your time. They’ll determine immediately if their home travel needs are met. Also, your guests deserve to know that what they see in your tour promotion is what they’ll experience in person.

How Your Vacation Rental Site Adopts a Virtual Tour

Vacation rental companies realized that virtual tours feature could help in their bookings.

Virtual tours make it easier to choose a vacation home
V

Property descriptions and photos help visualize your rental property, however, they don’t show every corner detail that clients might want to know. Every traveler is different just like their needs. They may want a bedroom adjacent to the restroom or inside their room. They may also like a backyard pool view from their bedroom. Each with needs and preferences different from the other.

Vacation rentals are known to post great images taken by highly-talented photographers and oversell their properties. They use techniques using wide-angle lenses to make the area look huge. However, virtual tours are harder to fake.

Conclusion

The tours will make it easy for your clients to navigate and access after getting used to its interface. It’s convenient in deciding what rental they want to pursue. For more details on how to create your vacation rental virtual tours, sign up to Virtual Tour Easy for Free!

6 Innovative Ways to Make Creative Virtual Tours For Your Real Estate

6 Innovative Ways to Make Creative Virtual Tours For Your Real Estate

Real estate marketing is all about advertising your brand as an agent and assuring consumer and supplier leads by sharing your listings on social media platforms, promoting your company, and constructing your website content. With these days’ advanced technology, a lot of things have already been made possible. One of which is what we call a virtual tour.

A virtual tour is a model or a simulation of an existing location. It is usually composed of a succession of videos or still images. It may also be incorporated with other multimedia elements such as sound effects, music, narration, and text.

A virtual tour is also one of the best ways to promote your real estate. It gives your clients a perspective of the area without having to go there. Why spend both time and money traveling to the location when you can get a tour even within the comfort of your own home? This strategy will surely impress your clients. However, creating a virtual tour is not an easy task.

Here are tips on how to make a real estate virtual tour:

Virtual Tour Equipment

virtual tour set up
Invest in state-of-the-art cameras, equipment, and technology to create a stunning virtual tour for your real estate property listings.

You need to make sure that the equipment you will be using is of high-quality and in perfect condition; batteries fully charged and empty SD cards are available.

Shooting Time

Checking the weather forecast is a must so that you can schedule the shoot on fair weathered days. Also, the best time of the day to get warm and high-quality images are at sundown.

Tidy Up

If you want to impress your clients, make sure that the area you will be shooting is free from any clutter or unnecessary things. The camera will be shooting the area in 360° so it’s gonna see everything there is to see. The best way to check if the area is all good is to stand at the same spot as the camera and do a 360°. If something is not in place, then it’s time to do a quick sweep.

Furniture Setup

It is important that the perspective of the area is pleasant to the eyes of your clients. Interior design is the key to this. Matching the furniture with the spatial aspect of a room must be well-thought. Consider also the type of decorations to place from one room to another; the color that will enhance the vicinity; and the like.

Also, take note of the positions of mirrors, windows, and anything that’s going to give off a reflection. The camera might capture you in the reflection or even the camera itself; it might also create gleams that could ruin the image so find angles that will prevent this.

Lighting

Since the ideal time to do the shoot is at sundown, interior shoots should be done with the curtains up and the lights on. If there are doors available, open them to allow light from outside to come in. Also, this gives your client a view of the outside from where he/she is standing.

Stay Away

Literally, just stay away from the camera as far as you can. If you can see the camera then it means that the camera can see you, too. Another thing to remember is that even if the camera cannot see you, your shadow might be peeking at the corners. Make sure that this does not happen.

Once you’ve done all these tips, you may check the images to see if it’s a perfect capture or not. If not, you can always take another one, just make sure to correct the error that occurred in the image. If it is, then you deserve a pat on the back. You did a good job of creating your own virtual tour.

A Definitive Guide on Shooting Panoramic Photos for Virtual Tour Creation

A Definitive Guide on Shooting Panoramic Photos for Virtual Tour Creation

When taking 360-photos of the different areas of a house, it is important for you to stay focused. From the start, you have several aspects to consider. You need to think about double exposure in the case of high lights or what is known as HDR exposure. It is also important for you to tilt or rotate the panoramic head and move the tripod for shooting the nadir.

Tips for Beginners

The following are the major aspects to consider when shooting for a virtual tour:

  • A virtual tour that doesn’t use a tripod or is handheld is not possible. You need to use at least a monopod. Best of all, use a tripod.
  • It is important to set the camera on a panoramic head and on a tripod for ease of use.
  • Remove every trace of the tripod on the photo.
  • Compensate the high lights through a door or a window.

When Shooting the Photos…

It is crucial to decide whether you will use a tripod or not. Almost every photographer uses the circular fisheye on a monopod. This lets the camera stay on the nodal point, particularly in height. Handheld shooting can only be possible for a virtual tour when you only have to take up to three photos to complete the entire sphere. It is better to stick to the entrance pupil or nodal point and to have a mobile solution. It is compulsory to use the tripod when you have to take more photos.

Note: The more complicated the tripod, the more space it will take at the nadir level.

During the preparation, you have to decide on the number of shots to take for rotation and also the number of ranges. You have to tilt or rotate the camera between two shots depending on the angle covered. If the camera used is notch-based, you only have to rotate the camera to the next notch. Without the notch, you can base everything on the viewfinder or the control screen. The viewfinder has its own set of benefits if the camera does not have any built-in cloaking device. An important piece of advice: look around to find out whether the subject can enter the field of the photo.

How to Shoot the Nadir With or Without the Tripod

There are several methods to eliminate the tripod. It depends on the nature of the floor level, the panoramic head, and the time you can spend on taking the photo. One method of shooting is one that requires you not to include the floor underneath the tripod. The second method is to take the floor under the tripod and let the tripod disappear in the actual virtual tour.

When you include the floor under the tripod in your shoot, the tripod appears on the photo. There are two methods to remove it: by placing a circular shape in its stead, covering it and by ceasing the downward movement of the mouse until the boundaries of the tripod’s arms. For the first method, it is important to include the copyright and the name of the location.

It is preferable not to include the floor in the photo. But if you still prefer otherwise, it is imperative to show as a little tripod as possible and make sure that the circle will be the smallest possible. These can be done through any of the following means:

  • Shoot with a circular fisheye
  • Shoot with a full-format fisheye and make sure that the vertical field of view makes the circle small
  • Add one more line at its bottom where the boundaries of the tripod’s arms are.
  • On the other hand, shooting the nadir without the tripod can be done following these steps:
  • You have to shoot the raw materials that you will need later.
  • Using photoshop, make sure that two or three photos match; and through the layers’ masks, remove all possible traces of the tripod.

How to Shoot the Raw Material

  • Shoot at 0 degrees.
  • Shoot the zenith photo at 90 degrees.
  • Shoot towards the floor at -90 degrees. This can be done by directing the camera towards the floor right above where the rotary axis is. Be sure that the vertical arm is right above one of the tripod arms.

You will have a photo that is directed towards the floor with a print of the panoramic head and one of the arms of the tripod. This photo will go well with the others because the tripod is not likely to move. You will see that 80 percent of the photo tripod and it is free from the panoramic head. Only a small area of the floor is missing for the sphere to be complete.

It is necessary to shoot a photo of the place again, this time without the tripod. When shooting indoors, it can be complex and quite impossible to use the Photoshop stamp. The only solution to this is to use the same tripod for the panoramic head but tilt the tripod a little towards the floor.

Here are some more tips to consider:

Put a coin marker on the floor under the central column of the tripod before the tripod is moved. This represents the rotary axis of the nodal point of the lens and the camera head. It is also wise to rotate the vertical arm of the panoramic camera head at 180 degrees. Here the camera is already hung on the floor yet still on the tripod and at the same height which makes it stable all the time. Hence it is important to reposition the lenses accurately. All you have to do is to look through the viewfinder or make use of the live view or else position the coin at the center of the viewfinder. For the rest of the preparations and editing of the photos, you only need the raw material of the floor and paste on the old photo of the nadir through the use of Photoshop.

HDR or Double Exposure

This requires only minimal focus. Make sure to create a photo with less exposure time and a second one with exposures of 1.5/2 diaphragms. Make sure that you will not move the tripod or the panoramic head at this point. Exposure will always be in manual mode. Exposure changes must be done through speed change instead of the diaphragm to stay away from stitching problems.

Now you’ll be able to take amazing 360-photos upon following the above-mentioned guidelines. Don’t forget to upload those photos into Virtual Tour Easy and start marketing your real estate properties today!

All they have to do is wear a virtual reality mask and the client will exactly feel what it is like to be in the physical home.

For interior designers, a portfolio is so outdated and ineffective. Possible clients will become more interested when they can show their designs through a virtual tour. The potential client may also see the colors and patterns and feel the texture of the objects and items used in the design.

The same principle applies to the hotel industry. Through virtual tours, potential guests can see the exterior and interior designs of the hotel. They will be able to view every room and find out about the amenities provided by the hotel. This is helpful for constant travelers and for those who book for corporate events.

For physical shops, it’s easy for potential customers to view the products or services that are made available in those shops through 360° virtual tours. It is also possible to add a link to a video of a product or service demo on the virtual tour on the hotspot feature. You may also add a link to your site or add more information about your business.

State of the art 360° virtual tours can help different industries in increasing their number of customers. This is primarily because the tool can increase business interaction with potential customers. Of course, it is not like chat bots that personalize the interaction. Virtual tours on the other hand allow the potential client to do what they want to do with the property. They have the option to view more those areas of the property that they are more interested.

Other Implications in the Use of 360° Virtual Tours

Google conducted a survey on 147 restaurants and discovered that 50 percent of online visitors who were presented a virtual tour made a reservation. It is also easy to promote your virtual tour through various social media sites. Potential clients don’t have to go to Google View to look at your shop or property. Facebook for instance now accepts 360̊ photos. That’s not all there is to it. There’s a software that you can use to produce excellent 360° virtual tour you will need for your business.
